The 30 year mortgage yields a lower monthly payment, but the length of the loan makes you pay much more interest on the principal amount you borrowed. The shorter mortgage loan has a higher monthly payment, but the amount of interest paid over the term of the loan is much less.

Even a difference of a fraction of a percent can make a big difference on the amount of interest paid over the life of the loan, as well as the monthly payments that you will owe.
